Most of our whole-home clients have lived in the house for a few years. They weighed moving, then decided to stay and make the house fit the family.

Upstairs, that often means resizing bedrooms. On the main floor, it usually means taking out walls so the kitchen opens to the rest of the house.

How we set the price before demo

Whole-home projects run through six steps. Your price comes out of that planning.

  1. Site meeting at your home

    It's free. Joal walks the house with you, along with a senior project consultant and usually a designer. We scan the floor plan, measure, and talk budget and scope in the room.

  2. Design presentation, 3 to 4 weeks later

    At our Ancaster showroom. You see your home as it is and as we propose it, in 2D plans and 3D renderings. You also see finishes, lighting, allowances, and a budget summary.

  3. Follow-up call

    We discuss, and we revise the design if it needs it.

  4. Scheduling deposit

    You pick a start date and take the full design package home.

  5. Pre-construction

    Engineering, permits, and your selections. On trade days, several trades of each kind price the same detailed scope. Every cost change comes back to you before we set the contract number.

  6. Your schedule

    It reaches you one to two months before the start date, so you have time to plan where you'll live.

Some contractors send a number in an email. Your scope of work lists, step by step, what we remove, change, and move.

The contract number is one we stand behind, and a 5-year workmanship warranty covers the work after we finish.

Load-bearing walls are where we started

Nick and Joal built Heartwood on structural work. Both numbers come from one job.

A licensed structural engineer confirms the load path before anything comes down. We pull the permits, so you don't deal with the city.

Where you'll live while we work

About 95 percent of our whole-home clients move out during the build. We help you find a rental through our own network, MLS, or Airbnb.

Your schedule reaches you early, so you have time to arrange the move. Our own line on it is "We inconvenience families for a living, and we take that very seriously."
